    What will my property rent for?
    Location, amenities, condition and time of year all determine the rents you can expect. We will do a thorough rent analyses to arrive at your market price. But pricing your property competitively is crucial as lost rents while a property sits empty can take years to recover.

    What are your fees?
    Fees are always an Owners first concern. We get that. So we have designed our system to keep your fixed costs low. We have no hidden, or junk fees of any kind. Our fees are clearly displayed on our pricing page

    Are there any startup costs?
    No. We will set up your account and Owner Portal, conduct a Market Analyses, Provide Signage, Provide a Secure Electronic Lock Box, Take Marketing Photos, Create An Effective Online Listing, Advertise and Promote Your Property on over 25 Rental Websites, Supervise Showings 24 Hours a Day 7 Days a Week, Screen and Place New Tenants, all without any up front charges. We never charge fees of any kind on empty properties.

    Do you charge to advertise?
    No. Creating your online listing and advertising your property are included with our Full Management Package.

    How do I receive my rents and do I get a monthly statement?
    You choose how you wish to receive your rents. You have the option of receiving your rent by mail or we will deposit funds directly into the bank account of your choosing. And, every month you will receive a statement showing all financial transaction regarding your property for the previous month. All at NO COST to you.

    Do you manage in my area?
    We manage residential properties in Albuquerque and most of the surrounding communities. Including Rio Rancho, Bernalillo, Corrales, Los Lunas, Tijeras, and Cedar Crest. We know the area where your property is located.

    Do you have repair people on staff?
    Yes and No. We do not employ our own maintenance staff. We believe this can be a conflict of interest. But we understand how important it is to have someone on call to quickly respond to maintenance issues at a reasonable cost. So we have contracted with a reliable handyman/maintenance service who functions as an in house Maintenance Manager would. But at a much lower cost. They conduct small repairs on the spot and refer anything beyond their expertise to one of our preferred vendors for an evaluation and an estimate.
